- They didn’t realise increased levies were coming to cover upcoming works.
- Once they settled, they were legally responsible for those costs—even though they had no clue what was coming.
What You Can Do Differently:
✅ Ask for the strata records, including the 10 year maintenance plan (if applicable), minutes (two years if possible), financials including budget & insurance.
✅ Check the financial health of the strata—are there enough funds to cover planned works? Or if they’re running at a loss check why this is the case.
✅ Look for past issues (cracks, plumbing, leaks) in minutes or building reports.
✅ In the minutes check to see if there are any disputes between owners.
✅ See if major works (like roofing, lifts, balconies) are scheduled and how they’ll be paid for.
