The mistake most buyers make? Staying silent.

In WA’s competitive market, a lot of buyers do one of two things:

  • They attend a home open, quietly look around, then leave without much interaction.
  • Or they send a generic online enquiry with “I’d like more information” and no further details.

Here’s the problem: this doesn’t make you stand out as a serious buyer.

If you want to get ahead — whether it’s at a home open or through an online enquiry — you need to show agents that you’re genuine and motivated.


Why engaging with agents at home opens matters

At a home open, agents are looking for clues about which buyers are serious and who’s just browsing. When you ask the right questions, you:
Get better information about the property
✅ Build rapport with the agent (so they remember you)
✅ Put yourself on their radar for future opportunities

It doesn’t have to be over the top. A simple, genuine chat can make all the difference. Letting them know that you have your finance pre-approved, how long you have been looking for, if you have missed out on any properties and so on.


Why you should leave your phone number in online enquiries

When you enquire online but only leave your email with no extra detail, here’s what happens:

  • You’ll likely just get an automated response (sometimes….)
  • The agent has no idea how serious you are
  • You’ll miss the chance for a quick call where you can learn more about the property or even make an offer early

By leaving your phone number, you open the door to a real conversation — and in a competitive market, that could give you an edge.


Ask specific questions, not generic ones

Agents get hundreds of “Can I have more information?” emails every week. But when you ask specific questions, it shows you’re genuinely considering the property.

Instead of:

“Can I have more information?”

Try:

“Hi, I’m interested in the property at [address]. What more can you tell me about the property. What settlement timeframe is the seller looking for? Are there strata fees? Is there any chance of viewing the property before the weekend. To get a gauge on price what properties can I look at online that have sold.”

See the difference? You’re giving the agent something to work with — and they’ll likely prioritise following up with you over a vague enquiry.

When agents see you as a genuine buyer:

  • They’re more likely to keep you updated on offers
  • You may get early insight if the seller is open to pre-auction or pre-market offers
  • You’re more likely to be invited to pre-market viewings before the property has the weekend home open
  • You build a relationship that could help you in future negotiations

It’s not about “sucking up” — it’s about communicating well so you get the information you need.

In WA’s current market, staying quiet won’t help you stand out. If you’re serious about buying, take a little extra time to:

✅ Leave your phone number when enquiring
✅ Ask specific, thoughtful questions
